What this actually is


You keep the house.We run it as a short let.

Your property is let by the night rather than by the year. The people who stay are contractors working locally, families relocating for a job, and people placed by their insurer while their own home is repaired. Most stay somewhere between a few nights and a few weeks.

It is not a lease and it is not a rent-to-rent. We do not take the property off you and sublet it. You stay the owner, we run the operation, and we are paid a percentage of what the property earns, so we only do well when it does.

Some properties do considerably better. A two-bedroom flat in Newbury can take around twice its rent in bookings. That is gross, before cleaning, platform fees, bills and management, so it is not all the landlord's. On that property the owner is paid 72 percent more than a tenancy nets them, and a three-bedroom house in Slough is paid 53 percent more. It does not work on every property. On some houses the honest answer is that the tenancy wins, and we will tell you that before you commit to anything.

The part nobody talks about


You own it. But right now,you can't really use it.

A tenancy hands over control of your property for as long as your tenant chooses to stay. Section 21 was the rule that let a landlord end a tenancy at the end of its term without having to give a reason, the so-called "no-fault" eviction. The rules have since changed and, in general terms, regaining possession now takes longer than it used to. There are still grounds a landlord can rely on, and how they apply depends on the individual tenancy. What that tends to mean in practice is that you cannot count on moving back in at short notice, or on lending it to family, and you rarely see the inside of it between tenancies. This is general comment, not legal advice, and you should take your own advice on your position.

There is a short initial term while the listing builds its reviews and ranking, and after that it is simply rolling, with thirty days' notice whenever suits you.

We live in Virginia Water and we run every property ourselves. There is no call centre, no outsourced manager, and nobody in another timezone answering on our behalf. When you ring, you get one of us, and the person who picks up is the person who knows your property.
